3. Payment of the rent and the visitor's tax

3.1. Payment by credit card: Payment at the time of booking (conclusion of the contract) is 100% of the rental price (overnight stay plus cleaning fees). 

3.2. Payment by Bank Transfer: Subject to prior agreement, payment may be made via electronic invoice and bank transfer. The rental fee must be paid in full at the time of booking (conclusion of the contract).

3.3. The contract becomes effective only upon confirmation by AlpRent that payment has been received. The specified payments must be transferred within the stipulated time frames; otherwise, the reservation will be forfeited, and AlpRent reserves the right to freely dispose of the rental property and to cancel the reservation without compensation.

3.4. Payments to AlpRent, particularly those made from abroad, must be made without any deductions for fees or commissions.

 

4. Cancellation and Insurance

4.1. 100% refund of the amount paid for cancellations made within 48 hours (from the time of booking). Free cancellation within 48 hours may be initiated by either party—the renter or AlpRent.

4.2. If you cancel after 48 hours, we will charge a processing fee and the following cancellation fees:

- Up to 45 days before the start of the rental period: only a processing fee

- 44 to 30 days before the start of the rental period: 50% of the rental price plus a processing fee

- 29 days or more before the start of the rental period: 100% of the rental price

The processing fee is CHF 90 plus a 3.5% credit card fee on the booking amount. 

4.3. In the event of cancellation, any cleaning fees that have been paid but not used will be refunded to the tenant.

4.4. In the event of a no-show, the tenant shall pay an amount equal to the total rental price.

If the agreed rental period is not observed in full, the entire rental fee for the agreed period must still be paid.

4.5. We recommend purchasing travel cancellation insurance.

 

5. Damage and Security Deposit

5.1. The security deposit will be authorized on the credit card 5 days before check-in (no charge) and released 10 days after check-out. The amount of the security deposit is:

· 1-room apartment - CHF 300

· 2-room apartment - CHF 500 to 600

· 3-room apartment - CHF 500 to 900

· 4-room apartment - CHF 500 to 1,200

5.2 The inventory and the rental property must be treated with respect and care. The house rules must be followed. Any damage or loss caused by the tenant or roommates must be reported to AlpRent immediately and compensated for.

5.3. Any damage that has not been reported to us, as well as any additional cleaning costs for a heavily soiled property, will be deducted directly from the security deposit or billed to the tenant at a later date. The burden of proof for the tenant’s innocence lies with the tenant.
